Our team secures financing for our clients who are both owners and developers, seeking either senior debt, preferred equity or mezzanine debt for acquisitions, refinancing and development.
Financing is available for all commercial property asset types including: apartments/multi-family, industrial and flex, office, hotel, retail/shopping centers, owner-occupied buildings, self-storage, manufactured housing communities, senior housing, HOA financing and land development.
Long-time relationships with a wide variety of lenders including: life insurance companies, wall street CMBS lenders, balance sheet lenders, banks, agency lenders, private bridge lenders, mezzanine lenders and institutional equity providers. We also have alternative mezzanine debt and preferred equity sources through our JV with an EB-5 Regional Center, American Pathway Regional Center.
Intrepid Real Estate Opportunity Funds
The Philadelphia office of U.S. Realty Capital, is also known as Philadelphia Private Capital (“PPC”), which manages a proprietary private equity fund platform known as the Intrepid Real Estate Opportunity Funds. PPC will soon be soliciting investors for its third generation fund, Intrepid III. The targeted fund size will be $100 million with a hard cap of $150 million.
PPC has a joint venture known as American Pathway Regional Center (“APRC”). As an EB-5 regional center, APRC has the ability to syndicate capital for job-creating development projects as either mezzanine debt or preferred equity, assuming the project meets certain criteria.
